Ghana unveils landmark Nearly Zero-Energy Building (nZEB) with Berock Construction leading the way

On 8th November 2024, Ghana reached a major milestone in sustainable architecture with the inauguration of a Nearly Zero-Energy Building (nZEB). The project, delivered through a collaboration between GIZ Ghana and the Energy Commission of Ghana, sets a bold new standard for green construction in Africa. At the heart of this achievement is Berock Construction Limited, the primary contractor, showcasing its commitment to eco-friendly, high-quality infrastructure.

A Vision in Sustainable Design

Designed by S. Tetteh + Associates, the building integrates passive and active energy-saving strategies to reduce consumption while highlighting Ghanaian innovation. Key design features include:

  • Sunshading in native denya hardwood, reducing heat gain and boosting aesthetics.
  • Double-glazed low-emissivity windows for insulation and comfort.
  • Locally sourced materials, lowering carbon emissions while empowering Ghanaian industries.

This thoughtful blend of efficiency and local craftsmanship cements the nZEB as a benchmark for sustainable building in Ghana.

Energy Efficiency at Its Core

The nZEB generates 88% of its annual power needs (56.1 MWh of 63 MWh) through an on-site 50 kW solar photovoltaic (PV) system. Once net metering is introduced, the facility is expected to become a net power exporter. Additional highlights include:

  • Eco-friendly cooling with R290 refrigerant, a zero-GHG alternative.
  • Smart Energy Management System for real-time monitoring and optimization.

Over its 50-year lifespan, the nZEB will reduce environmental impacts by 50%, underscoring Berock’s leadership in sustainable construction solutions.

Celebrating Ghanaian Craftsmanship

The interior design reflects local culture and artistry, with:

  • Woven pendant lighting inspired by traditional basketry.
  • White terrazzo flooring, blending durability with elegance.
  • Rammed earth walls, adding warmth and authenticity.

This fusion of modern efficiency and Ghanaian heritage makes the building both functional and culturally resonant.

Flexible Spaces for Innovation

The facility includes:

  • Two conference rooms (65 and 70-seater).
  • Office spaces, kitchens, and washrooms.
  • A courtyard and roof terrace for flexible use.

As the Energy Commission’s training hub, the nZEB will serve as a model for future eco-efficient government buildings in Ghana.
